The shape of a house will effect it's energy consumption.

With identical floor (and ceiling) area, the detached dwelling on the left has 200 square feet less INTERIOR surface area of the exterior walls than the detached dwelling on the right.

That’s 22% LESS wall area contributing to heat transfer through those exterior walls. And readers, if a dwelling has a basement or second floor, the same calculation applies to each floor.

Assuming identical window and door openings, the laws of physics dictate the energy consumed for cooling and heating the dwelling on the left will be LESS than the dwelling on the right.

And take note, jogs and overhangs also affect the amount of interior surface area contributing to energy transfer. It may take a little effort, but by sketching and calculating the interior surface area of the exterior walls (and the window surface area) of competing properties and showing this to your clients may help them in deciding which house to buy.
