Harvest time in the Moncton real estate market
Now that Labour day has passed, the real estate market in the Moncton area is entering the real estate harvest season. Unsold listings have ripened over the spring and summer are now ready to be picked, and for what could very well be a bargain price to a buyer. A smart buyer should consider properties that are sitting vacant, particularly bank foreclosures and estate sales.
For my buyer clients, I look for price reductions as an indicator that the sellers of a vacant property are getting serious. The approach of colder weather and the prospect of heating a vacant property over the winter is definitely a motivating factor for vacant listings.
But not all vacant properties are ready to harvest at the same time. Builders carrying new construction properties over the summer take a little longer to ripen and its often well into November before they are motivated.
