Yes, there is the supposed perfect property transaction.
The Seller received the highest price at the best terms and conditions for the Seller, and the Buyer paid the lowest price at the best terms and conditions for the Buyer, and it was a mere coincidence that was at the same price at the same terms and conditions.
Plus nothing controversial came up with the property inspection or between the negotiations and the closing date.
Plus there were no other offers from potential buyers represented by other agencies.
In addition the listing agency received the full commission and did not have to share any with another agency.
My ideal property transaction is that the seller is represented by one Agency and the buyer is represented by another Agency with the same result that the property gets sold and both parties are content.
But in my ideal property transaction there is NO potential for a conflict of interests.
What's wrong with dual agency as long as the property gets sold and both parties are content with what they've got?
