For 2009 in my Monthly Metro Real Estate Market Reports I'm going to separate sales of existing and new construction.
In addition I'm including the three month period to reduce fluctuations caused inconsistent reporting of sales when they occur.
I caution that average price information can be useful in establishing trends over time, but does not indicate actual prices in cities and towns comprised of widely divergent neighbourhoods and age of properties.
Unit sales of existing homes were down and average of 30% over the three month period. The sale to list price also declined somewhat. The average days on market for a sold listing rose slightly.
Unit sales of new homes were down and average of 13% over the three month period. The average days on market for went down by over two weeks.
