South-East New Brunswick Real Estate Market Report - January 2009

In the real estate market, timely information is an important advantage for buyers and sellers. Here is my South-East New Brunswick Real Estate Market Report for January 2009.

Unit sales of residential properties were down 24% from last January and were at their lowest level since January 2005.

At the same time the average residential sale price dipped 5% from January 2008.

And the number of active residential listings at the end of January 2009 is at its highest level in the last three years.

(note these numbers do not include vacant residential lots)

So the current real estate market conditions are: lots of listings from which to choose, no upward pressure on residential housing prices, lower monthly payments due to mortgage interest rates at historically low levels and new tax incentives in the proposed 2009 federal budget.

This is a real estate market that favours all buyers and in particular buyers who are currently renting.
