Halfway through Spring 2009, how are sales in the rural routes ?

Spring 2009 is almost half over as I blog this. A new client couple are interested in locating on an acre or more close to the metro area. For them and any other interested parties I've prepared this historical sales analysis.

The Rural Routes of Moncton, Dieppe and Riverview form a band just outside of the boundaries of the three municipalities. In this area the majority of properties are on private well and sewage. The tax rates are lower than in the municipalities thus when applied to the assessed property value, a lower annual property tax bill is the result.

I've prepared the chart below to show how unit sales in the Rural Routes usually peak in May/June and again in August/September. Unit sales in the Rural Routes have been quite stable over the last few years - 143, 135 and 144 units sold in 2008, 2007 and 2006 respectively. The average sale price increased from the high 120's to the low 140's between 2006 and 2007, but has not moved since then. Yearly residential unit sales in this area are less than 10% of number of residential unit sales reported each year in the municipalities of Moncton, Dieppe and Riverview.
