Moncton area is still a buyer’s real estate market in March:
The Moncton area Home Price Index benchmark price for single family detached housing was lower everywhere. And by everywhere I mean all of Albert, Kent and Westmorland counties. The first table above shows the largest drop, percentage wise, occurred within the city of Moncton. The second table shows the North and East areas of the city recorded the largest decline. In the first table the city of Dieppe edged out the town of Riverview to record the smallest decline in the Moncton area Home Price Index Benchmark. Please take note that these tables do not include semi-detached freehold or any condominium ownership properties. Only single family detached housing is represented.
In our current real estate market Home Buyers have the advantage. Given the number of properties listed for sale, sellers who are serious about selling must pay close attention to pricing. In general this is the current state of the marketplace. However some classes of housing are in demand. Buyers would be wise to be represented by a Buyer’s agent (monctonbuyeragent.com). A true Buyer’s agent will provide 100% undivided loyalty to the Buyer client. When Sellers list with a real estate agency they expect full representation throughout the term of their listing agreement.
(Double agency does not provide full representation to either Buyer or Seller.)
