&lt;DIV&gt;&lt;STRONG&gt;Total residential unit sales reported in the City of Moncton is down almost 28% year-to-date. &lt;/STRONG&gt;Moncton's share of&amp;nbsp;total&amp;nbsp;unit sales in Metro&amp;nbsp;year-to-date has shrunk to&amp;nbsp;59% from 64% for the same period in 2008. &lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;However the number of reported&amp;nbsp;sales in Dieppe stands out like a Roman candle&lt;/STRONG&gt;. While overall the number of sales reported in metro are down almost 22%, unit sales in Dieppe are down a mere 8%. &lt;STRONG&gt;Of greater significance, reported sales of new construction units in Dieppe is up 32% year-to-date from&amp;nbsp;2008.&lt;/STRONG&gt;&lt;BR&gt;&lt;BR&gt;So real estate is&amp;nbsp;rockin' and rollin' in Dieppe. This vacancy rate decline occurred even though the rental universe grew by 1.3% from the Spring of 2008.&lt;BR&gt;&lt;BR&gt;In&amp;nbsp;my January post - &lt;A href="http://blogmoncton.com/2009/01/18/buyers-seem-to-be-waiting.aspx" target=_blank&gt;&lt;STRONG&gt;Buyers Seem to be Waiting &lt;/STRONG&gt;&lt;/A&gt;-&amp;nbsp;I stated that buyers seemed to be waiting and renters were under no pressure to purchase. The year to date residential sales numbers seem to reflect this trend. Up until now&amp;nbsp;it seems the &lt;A href="http://blogmoncton.com/2009/01/27/firsttime-home-buyer-incentive-in-2009-budget.aspx" target=_blank&gt;&lt;STRONG&gt;First-Time Home Buyer Incentive&lt;/STRONG&gt;&lt;/A&gt;&amp;nbsp;announced in January's Federal&amp;nbsp;Budget has not motivated many to leave their rental accommodations.&lt;BR&gt;&lt;BR&gt;Below is a graphic from the CMHC report.&lt;BR&gt;&lt;BR&gt;

&lt;DIV&gt;&lt;FONT size=2&gt;&lt;SPAN style="FONT-WEIGHT: 700; FONT-FAMILY: Arial"&gt;Real estate market information is&amp;nbsp;important.&amp;nbsp;I regularly discuss the&amp;nbsp;numbers&amp;nbsp;with my buyer and seller clients. &lt;BR&gt;&lt;BR&gt;Unit sales of residential properties were&amp;nbsp;down again in May,&amp;nbsp;by 25% from&amp;nbsp;2008. The rest of the&amp;nbsp;story is that the number of new listings coming on the market &amp;nbsp;in May was down by 19% from last year. This resulted in a&amp;nbsp;May sales to new listings ratio of&amp;nbsp;58%, which historically is a good number. The number of active residential listings at the end of May&amp;nbsp;was almost identical to last year.&amp;nbsp;Although sales have been consistently lower year to date, the&amp;nbsp;number of active listings is not higher than last year.&lt;BR&gt;&amp;nbsp;&lt;BR&gt;So the current real estate market conditions are: typical number of&amp;nbsp;listings from which to choose, no upward pressure on residential housing prices and&amp;nbsp;lower monthly payments due to mortgage interest rates at historically low levels. In a nutshell, a balanced market that slightly&amp;nbsp;&lt;/SPAN&gt;&lt;SPAN style="FONT-WEIGHT: 700; FONT-FAMILY: Arial"&gt;favours&amp;nbsp;buyers.&lt;/SPAN&gt;&lt;/FONT&gt;&lt;/DIV&gt;

&lt;H1&gt;&lt;FONT size=3&gt;Relocation trends for the Moncton Census Metropolitan Area&lt;/FONT&gt;&lt;BR&gt;&lt;/H1&gt;&lt;FONT size=3&gt;&lt;BR&gt;&lt;FONT size=2&gt;The busiest part of the 2009 relocation season is upon us. Some are leaving the local housing market and some are taking up residence here.&amp;nbsp;I have many&amp;nbsp;more clients arriving than leaving. As has been the trend in the last few years, from near&amp;nbsp;and&amp;nbsp;far,&amp;nbsp;people&amp;nbsp;are relocating to the Moncton area . Positive migration numbers have fueled population growth and the local housing market.&lt;BR&gt;&lt;BR&gt;When Moncton achieved CMA status&amp;nbsp;for the 2006 census, one of the benefits was more detailed population statistics.&amp;nbsp;Statistics Canada shows that between 2001 and 2006 the largest area of net in migration occurred from areas&amp;nbsp;not in census metropolitan area. In other words the largest and most positive net movement came from all the smaller centers. Well&amp;nbsp;my ship seems sailing a little off course as the Canada Mortgage and Housing Corporation reveals their April 2009 preliminary housing start numbers.&lt;BR&gt;&lt;BR&gt;Total starts in the Moncton CMA fell 47% from last April. That puts the year to date Moncton CMA total starts year to date 38% behind 2008. Total new housing starts in the Moncton CMA year to date are now behind Saint John and Fredericton.&lt;BR&gt;&lt;BR&gt;Here's a couple of charts to illustrate the numbers. Both charts are year-to-date end of April. The first chart is all starts and the second is single family detached only. In this area the majority of properties&amp;nbsp;are on private well and sewage. The tax rates are lower than in the&amp;nbsp;municipalities&amp;nbsp;thus when&amp;nbsp;applied to the assessed property value,&amp;nbsp;a lower annual property tax bill is the result. &lt;BR&gt;&lt;BR&gt;I've prepared the chart below to show how unit sales in the Rural Routes usually peak in May/June and again in August/September. Unit sales in the Rural Routes have been quite stable over the last few years - 143, 135 and 144 units sold in 2008, 2007 and 2006 respectively. The average sale price increased from the high 120's to the low 140's between 2006 and 2007, but&amp;nbsp;has not moved&amp;nbsp;since then. Yearly residential unit sales in this area are less than 10% of number of residential unit sales reported each year in the municipalities of&amp;nbsp;Moncton, Dieppe and Riverview.&lt;BR&gt;&lt;BR&gt;

&lt;P&gt;&lt;B&gt;&lt;FONT face=Arial size=2&gt;Consumers like to sample or test drive a product or service before they commit to it. So you are a consumer about to set out on the road to homeownership. You may choose to be unrepresented and "go it alone". Or you may choose to be represented by a real estate licensee - a Buyer's Agent.&lt;BR&gt;&lt;BR&gt;The majority of Seller's have their own Agent (and even a team of salespeople) to represent them. Why should Buyers&amp;nbsp;be unrepresented? Buying consumers&amp;nbsp;also may choose full representation and the undivided loyalty of their own Agent. A Buyer's Agent will be loyal to the buyer client and represent the buyer client's&amp;nbsp;best interests throughout the buying journey.&lt;/FONT&gt;&lt;/B&gt;&lt;/P&gt;
&lt;P&gt;&lt;B&gt;&lt;FONT face=Arial size=2&gt;Test drive the services of a Buyer's Agent before you commit. Be sure to ask the Buyer's Agent for their "Disclosure of Role - Agency" right from the start. If the Buyer's Agent discloses they might ask you to agree to Dual Agency, think twice. Why give up full representation and undivided loyalty? So the Seller's Agency won't have to share the real estate fee or commission?&lt;BR&gt;&lt;BR&gt;In an MLS&lt;/FONT&gt;&lt;/B&gt;&lt;SPAN style="FONT-SIZE: 10pt; FONT-FAMILY: Arial"&gt;&amp;#174; &lt;/SPAN&gt;&lt;B&gt;&lt;FONT face=Arial size=2&gt;listing agreement the Seller&amp;nbsp;agrees to pay the Listing Agency a fee or commission. The Listing Agency&amp;nbsp;agrees to pay any Buyer Agency a portion of that fee or commission. However&amp;nbsp;if a consumer buys through the Listing Agency, the Listing Agency does not have to share the fee or commission with another Agency. This&amp;nbsp;is known as a&amp;nbsp;"double ender" for the Listing Agency. And a lot of double enders involve double agency and a conflict of interest.&lt;/FONT&gt;&lt;/B&gt;&lt;/P&gt;

If your not happy, test drive another until you find one that's right for you. And remember, you have a right to know&amp;nbsp;the policy of the Agency should a conflict of interest (dual agency) situation arise. Let's do something similar in our community which is made up of all manner of for-sale-by-owner real estate services and licensed real estate services. Something like just saying "no" to name-calling.&lt;/FONT&gt;&lt;/B&gt;&lt;/P&gt;
&lt;P&gt;&lt;B&gt;&lt;FONT face=Arial color=#ffffff size=2&gt;Consumers will decide which real estate service provider is right for them.&lt;BR&gt;I don't believe consumers are won over by name-calling.&lt;/FONT&gt;&lt;/B&gt;&lt;/P&gt;

&lt;P&gt;&lt;B&gt;&lt;FONT face=Arial color=#ffffff size=2&gt;Salespersons are not Agents.&lt;BR&gt;Salespersons are licensed under the Agent/Agency or Broker/Brokerage.&lt;BR&gt;Salesperson licensees do not have a direct agency relationship with clients.&lt;BR&gt;Salespersons licensees may not collect a commission directly from the client.&lt;/FONT&gt;&lt;/B&gt;&lt;/P&gt;
